Markets

Markets we serve

Three regions along I-95 and I-4, worked from the Daytona Beach office of Oceans Commercial and serving Winter Park and the Orlando metro: Volusia and Flagler counties, the four-county Orlando metro, and Brevard County on the Space Coast. The figures below are from public sources, each one cited.

Counties served

The practice is organized around counties, because that is how land is entitled, taxed and served with utilities. Seven counties make up the core of the work; the rest of Florida is taken on by engagement.

Statewide by engagement. Assignments outside these counties — a land portfolio, a net-lease disposition, an exchange buyer’s search — are taken on case by case, with the same two principals doing the work.

Volusia · Flagler

Volusia & Flagler

The home market. The office is on the beachside in Daytona Beach, and most of the firm’s land and commercial work sits along the I-95 and I-4 corridors through Volusia County and north into Flagler: Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach, DeLand, Deltona and Palm Coast.

Growth here is being shaped by a handful of very large approvals west of I-95 and by the interchange work that will serve them: a new I-95 interchange at Pioneer Trail (under construction, completion expected in early 2028), the $130M rebuild of I-95 at US-1 in Ormond Beach that began in spring 2026, and the I-95 at LPGA Boulevard project now in design, with an estimated construction cost of $307M.

Current listings in this market include a ±12,289 SF freestanding retail building at 118 Fairview Ave in Daytona Beach and a ±0.64-acre retail outparcel at 745 S Nova Rd in Ormond Beach.

Orange · Seminole · Osceola · Lake

Orlando metro

Drake Dickerson is based in Winter Park, and the practice serves Winter Park and the Orlando metro directly: Orange, Seminole, Osceola and Lake counties. Land work here runs from finished lots and entitled residential parcels to commercial sites, and the buyer pool is the same set of national and regional homebuilders Drake worked for before joining the Lifestyle Group.

The Grassmere Reserve transaction in Zellwood, Orange County — 153 lots on ±130 acres, about $12.4M, closed with M/I Homes in April 2024, 50 days from letter of intent to closing — is one of the firm’s selected transactions in this market.

Homebuilding has cooled from its 2022–2024 pace. That changes how land is priced and how a takedown is structured, and it is the first thing we discuss with a landowner here.

Brevard

Space Coast

Brevard County is the third market, reached from Daytona Beach down I-95 and from Winter Park along SR 528. Its economy is anchored by the launch industry at Cape Canaveral and Kennedy Space Center, and the practice covers land, industrial and commercial sales here by engagement.

The county’s long-term growth area connects to Volusia’s through the Farmton Local Plan, about 47,000 acres in Volusia and about 12,000 in Brevard along I-95, whose first phase is now under way as Deering Park in Edgewater.
