Land & development

Land & development

We price, market and sell land for its owners, and we source lots, parcels and sites for the homebuilders, developers and commercial users who need them — across Volusia and Flagler, the Orlando metro and the Space Coast.

Who we work with

Three sides of the same parcel.

Most land changes hands between an owner, a builder or developer, and the users who follow. We work with each of them, and the diligence is the same whichever side we are on.

How a land assignment runs

What we analyze

The questions a buyer will ask, answered first.

  • Zoning & future land use

Current zoning, the comprehensive-plan land-use designation, and what a rezoning, PUD or site-plan approval would involve.

  • Utilities & capacity

Water, sewer and reclaimed lines, plant capacity, connection and impact fees, and the cost of extending service to the site.

  • Access & frontage

Road frontage, driveway permits, median openings, traffic counts and any future right-of-way the road agency will need.

  • Soils, wetlands & floodplain

Wetland lines, soil types, flood zones and the mitigation, fill or stormwater volume they imply for a site plan.

  • Entitlements

Approvals in hand, the conditions attached to them, expiration dates, and concurrency or school-capacity requirements.

  • Comparable sales & absorption

Recent land trades, builder lot pricing and how quickly finished product is selling in the submarket.
