The terms for using this website, and the disclosures that sit behind our listings, valuations, 1031 and investor education and track record. They are written to be read, not skimmed past.
This website is published by the Lifestyle Group, a team of licensed real estate professionals at Oceans Commercial, a real estate brokerage licensed in the State of Florida. “Lifestyle Group” is a team name registered with the brokerage; it is not a separate company. The titles “Managing Partner” and “Partner” describe the principals’ roles within the team and do not mean that the team is a partnership or a firm of its own.
The brokerage’s legal entity is Oceans Luxury Realty Full Service, LLC, doing business as Oceans Commercial. Frank Molnar and Drake Dickerson are Florida-licensed real estate professionals working under that brokerage. The office address and phone numbers are in the contact section below.
By using this site you accept these terms. If you do not, please do not use it.
Information regarding any property described on this site — including size, acreage, zoning, land use, utilities, access, traffic counts, income and expenses — has been obtained from sources believed reliable but has not been independently verified and is not guaranteed by Oceans Commercial, the Lifestyle Group team or the property owner. Square footage and acreage are approximate (±). All information is subject to errors, omissions, change of price or terms, prior sale or withdrawal without notice. Any projections, opinions or estimates are for illustration only and do not represent current or future performance. Buyers should conduct their own independent investigation and consult their own legal, tax, environmental, engineering and financial advisors.
A listing page is an invitation to inquire, not an offer to sell, and no contract exists until a written agreement is signed by the parties. Photographs, drawings and plat-style artwork on this site are illustrative: decorative lot lines and labels such as “Tract A” do not describe real parcels. Offering memoranda, flyers and financial packages are provided on request and may carry their own confidentiality terms, which apply in addition to these.
Prices, availability and status (for sale, under contract, sold) are updated as we learn of changes. If a page looks out of date, ask us before relying on it.
We prepare broker opinions of value for landowners and property owners who are weighing a sale. A broker opinion of value is a licensee’s opinion of a property’s probable selling price, based on comparable sales, market conditions and our knowledge of the property type. It is prepared for the purpose of listing or marketing a property.
A Broker Opinion of Value is not an appraisal and may not be referred to or relied upon as one (s. 475.612, Fla. Stat.). For an appraisal, consult a Florida certified or licensed appraiser. Lenders, courts, estates and tax matters usually require an appraisal.
Everything on this site is general information. It is not tax, legal, accounting or investment advice, and it is not a substitute for advice from your own CPA, attorney or licensed advisors, who know your facts. We are real estate licensees; we are not attorneys, accountants, appraisers, qualified intermediaries, broker-dealers or investment advisers.
Our 1031 pages describe how like-kind exchanges work so that clients can plan a sale and a replacement purchase around the 45-day identification and 180-day exchange deadlines. An exchange defers tax; it does not eliminate it. We are not, and cannot act as, your qualified intermediary, and we cannot hold exchange proceeds: under Treasury Regulation §1.1031(k)-1(k), a taxpayer’s real estate agent or broker within the prior two years is generally a “disqualified person”. Whether a transaction qualifies for deferral under Internal Revenue Code §1031 depends on your facts, and the deadlines are strict — they are generally extended only when the IRS announces relief for a federally declared disaster. Consult your own tax advisor, attorney and qualified intermediary before you sell or contract to sell property you intend to exchange.
Our page on Delaware Statutory Trusts is education only. It is not an offer to sell or a solicitation of an offer to buy any security. Oceans Commercial, the Lifestyle Group team and their licensees are not registered with the SEC, FINRA or the Florida Office of Financial Regulation as broker-dealers, registered representatives or investment advisers, and we do not offer, sell, recommend or solicit any security, including DST interests. DST interests are generally sold as private-placement securities, typically only to accredited investors and only through the sponsor’s offering documents by a registered broker-dealer. They involve significant risks, including illiquidity, possible loss of principal, reliance on the sponsor and on the underlying property’s income, fees and load costs, and the possibility that the intended tax treatment will not be achieved. Before investing, review the offering documents with your own financial, tax and legal advisors, and check any securities professional at brokercheck.finra.org.
Our cost segregation page explains what a study is and who prepares one. We do not prepare cost segregation studies, estimate savings or provide tax services. Whether accelerated or bonus depreciation is available depends on your facts, including acquisition and placed-in-service dates, property type, elections, passive-activity limits and depreciation recapture when you sell. References to bonus depreciation reflect federal law (Public Law 119-21) and IRS guidance available as of September 2026 and may change.
Florida law presumes that a real estate licensee is working as a transaction broker unless a single-agent or no-brokerage relationship is established with the customer in writing (s. 475.278, Fla. Stat.). Reading this website, sending an inquiry or requesting an offering memorandum does not by itself create a brokerage relationship, an agency relationship or a duty of confidentiality. Ask us to explain the relationship options before you share information you consider confidential.
Selected transactions shown on this site were completed by Lifestyle Group principals. Figures reflect public records and announcements; details are available on request. Where a transaction does not state which party we represented, that is deliberate, and it should not be read either way. Land acquisitions that Drake Dickerson handled before joining the brokerage, as an employee of homebuilders, are described on this site as career history and are not brokerage transactions.
Past transactions are not a promise of future results. Every property, market and negotiation is different.
Population, employment and development-pipeline figures on this site are compiled from the public sources cited next to them, as of the dates shown. They are believed reliable but are not guaranteed, they are provided for general information only, and they are not a forecast of values, rents or absorption for any property.
Oceans Commercial and the Lifestyle Group team support and comply with the federal Fair Housing Act and the Florida Fair Housing Act. We do not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin, and we market land offered for residential development, and every other property, without preference or limitation.

Pages on this site link to government, professional and data sources, to the brokerage’s residential site and, where a client asks, to third-party documents. We do not control those sites, we are not responsible for their content or privacy practices, and a link is not an endorsement. Read the terms of any site you leave ours for.
This site and its content are provided “as is”. We make no warranty that the information is complete, current or error-free, and, to the extent Florida law allows, neither the brokerage nor the principals are liable for any loss arising from your use of this site or reliance on its content. Nothing in these terms limits liability that cannot be limited by law, and nothing in them limits the duties a licensee owes under Chapter 475, Florida Statutes.
These terms are governed by the laws of the State of Florida. We may update them; the effective date at the top of the page changes when we do, and the current version applies to your use of the site from that date.
Questions about these terms, a listing, a disclosure or a request to reproduce material go to either principal.
